 Buying a home can be an overwhelming process. From financing to negotiating to closing, there are a lot of moving pieces that can leave homebuyers bewildered.

 Here are some of the key areas that I can help you with:

 Getting pre-approved by a lender

 At the end of the article, you will see some lenders in the area that have worked well with other clients. However, you must select a lender that will provide you the best opportunity for success.

 You must be prequalified before I can submit an offer for you. I strongly recommend you become fully qualified. This can improve your chances of having an accepted offer when other offers are presented. Why get pre-qualified NOW?

1.       To determine your level of eligibility. You could spend weeks or months looking for home in the $200,000-$250,000 range. Once you find the home and apply for a pre-approval, you discover you can only qualify for $190,000. You now must start your search all over or there may be some simple steps you can take to get to the $200,00 range but it may take 30 days or longer.

2.       To determine if there are any errors or issues you may not be aware of at this moment. You find that some time and work is required to make corrections.

3.       Many Sellers now require a copy of your pre-approval prior to accepting an appointment to visit a home.

4.       To be sure you have the opportunity to place an offer on the home you find. If you wait, someone else may be ready to place an offer with their letter and you may lose the opportunity to purchase your dream home.

5.       To know the numbers. Your pre-approval will determine how much cash you need on day one to make the purchase.

6.       To get the best loan terms. In GA, you can qualify with as many lenders as you wish, as long as you apply within 30 days. Really it is 45 days, but I always say “keep it to 30”. You can compare the rates and select the option that serves you best.

7.       To learn the requirements. For example, many people think about their credit score as the most critical issue with an approval. Often, those with really good credit scores can not qualify due to the debt to income ratio. Your lender can explain this in great detail.

From local community information like schools and zoning to home-specific details like condition and amenities, I can help you find exactly what you’re looking for.


Making an offer

 Once you’ve found the home of your dreams, I will research recent comparable sales of similar homes in the area to help determine a fair selling price. Based on those comparable sales, as well as other factors like inspections and repairs, I will help you structure an offer and negotiate to get the very best deal possible. This process involves many steps. I will provide you with expert leadership through each step.


 Closing, or settlement, can be a complicated process. A closing attorney will handle the closing process. In most cases, you will select the closing attorney. Of course, I can recommend several in the area. It is important to understand, the closing attorney in GA represents the lender, not the Seller or the Buyer.
